| When we first takeover your property for management we provide the following services:
- We organize and oversee the technical inspection of you property (required for new build properties only)
- We take full responsibility for arranging and registering all utility connections and utility accounts for your property, and we obtain a certificate ensuring that any utility debts related to the previous owner are cleared on your property
- We take full responsibility for the safe keeping of the keys to the property
Letting your property
We invest in many different methods to find tenants for your property, using internet marketing, intranet marketing to company staff websites, newspaper advertising, poster advertising in universities and in many other public locations.
We act as liaison and negotiator between landlord and tenant, and prepare and administer the contract agreements in accordance with Hungarian law. We also prepare a full inventory on your property and take and check all meter readings.
Managing and maintaining your property
Within this process we collect on time, the monthly rent and all relevant utility expenses due to you from the tenant, and deposit the money into your bank account. We always issue receipts for the transactions in accordance with Hungarian accounting regulations, making sure you comply with government administration requirements.
We provide you with detailed reports including quarterly income and expenditure statements and regular updated inspection reports on the condition of your property and its contents.
We will organize all maintenance services as and when they are required, including the checking and repairing of electric devices, heating systems, domestic appliances and equipment etc. We will also provide your tenants with comprehensive instructions as to all the operational issues related to the safe and secure running of your property.
Other management services include:

Accounting and TAX Administration

On-Site Installations
We often find that our landlords require the installation of additional items to their property and we can arrange and supervise these installations on-site for:
- Telephone lines

- Air conditioning
- Internet
- Cable/Satellite TV
- Shutters and blinds, etc.
Property Valuations
At some stage our landlords usually like to get a feel for local property market conditions and the current value of their property, and in recognition of this need, we now provide professional independent property valuations for our clients.
Household insurance
For property related insurance matters we will represent you, liaise with your insurance company, organize initial inspections, pre-and post repair inspections, and when necessary negotiate on your behalf any claims for compensation for repair and damage covered by your policy.
Property furnishing
There is a substantially higher demand on the Hungarian property market for furnished apartments than for unfurnished ones based on our experience of many years. Furnished apartments can be rendted much quicker and easier, and also potential tenants are willing to pay a higher rent . Thus the return on investment can be achieved in a shorter period of time. Consequently, it is advised that owners set funds aside for furnishing as well, which initially seem to be an additional expense, but will be returned in the long run.
Some tenants require the apartments to be fully furnished and equipped, not only with the basic furnitures. It is also important that household appliances (washing machine, fridge, microwave oven) needed during a daily life are supplied. It is also important to put an emphasis on the design, as first impression is very much decisive. Thus, it is is significant that a pleasent and cosy atmoshphere greet the potential tenant.
